The initial design assessments to meet operational requirements are essential for a proper cost, operations, energy and design considerations. The "Green Data Center" is now approaching some design considerations that will enhance the efficiency of your data center.

Planning the Data Center project starts with some simple design guidelines (Campus - Princeton Example). You can use and combine various "industry best practices" such as LEED and develop your own corporate standards to accomplish this initial step. This will help guide your design team and corporate managers to understand the profile and goal of your project.

Once you have the conceptual design in place. The final design and construction phase within a active critical 24/7 facility is a liability concern. The process and detail of writing the "Sequence of Operations" and the "Method of Procedures" is a must for every critical environment during the entire process.   

Leading commissioning and design teams is not an easy task these days. Something always comes up during implementation, modifying controls/equipment during the construction process. Strong leadership and experience is a key component to a successful project. A solid project administration close out process will ensure for a quality product delivered to the client.

The training of "Process and Controls" will enhance the construction, operations and reliability factors in your facility. Engineers, Venders, Contractors, Project Managers and Property Managers must be trained and accountable to maintain your standards & best practices for working within a critical facility. 

Other keys to achieving a high reliability standard?

• Maintenance programs, communication plans, command center emergency protocols, teams & tasks documents, operations single line drawings and a solid Method of Procedure for every task , equipment and system.

• Commissioning Plan. Develop a guideline and standard.

• Review drawings to ensure they are 100% accurate.

• Review equipment and system set points and specifications for existing, new and upgrade applications.

• Review component monitoring points and establish a standard for Notification, Minor and Major Alarms.

• Develop a Load Shed Sequence during a cooling/electrical failure/outages. Under Voltage issues are also a concern so establish tighter set points on your ATS units. Stay on generator power until the utility power is stable. This process has been adapted by multiple sites and is now part of our standards on re-commissioning and emergency response standards.

Cost and Schedule Impacts: During the design and commissioning process, we have made many suggestions to modify various components & systems due to a poor design and the “unexpected” (mitigating the risk of a single point of failure, re-start, operations and sequencing issues). Some recent systems include; Roll up Chiller and Generator services, Generator Tap Box & Distribution Panel, Generator Cooling, Cooling Towers, Chiller Controls, Fuel System Controls, Automation Set Points, VFD Reset Functions and UPS Global By-Pass Kirk Key Interlock. We have managed/directed multiple “Pull the Plug Tests (Re-Commissioning)”, “Riser Shut Downs” and “Power Downs” successfully.
